Most of the ductwork in a Florida home is in the attic, and the attic is the worst place in the building to put it. Nothing else in the house lives at 130 degrees for six months of the year. If your air conditioning is running constantly and one room still will not cool, or your electricity bill has climbed without your habits changing, the attic is where to look before you look at the equipment.
The short answer
Attic ductwork in Florida fails at the joints and the outer jacket, not usually in the middle of a run. Heat degrades tape and mastic, humidity gets into the insulation, and the daily expansion and contraction cycle works connections loose. Localized repairs are a few hundred dollars, a full replacement of an average system is thousands, and the honest decision between them comes down to whether the failures are in a few places or in most of them.
Why Florida attics destroy ductwork faster
Three things happen up there at once, and each one makes the others worse.
The temperature difference. Your supply air leaves the air handler at roughly 55 degrees. The air around the duct is 130. That 75 degree gradient across a thin layer of insulation is enormous, and it is the reason a Florida duct system loses cooling on the way to the room in a way the same system in a milder climate does not.
Condensation. Where the insulation is thin, compressed or torn, the outer surface of the duct drops below the dew point of the attic air. Water forms on the outside of the duct. In Florida that dew point is high enough that this happens routinely, not occasionally, and wet insulation stays wet and grows mold.
Thermal cycling. The system runs, the duct cools and contracts. The system stops, the duct warms and expands. Repeat that several dozen times a day for a decade and any connection that was taped rather than mechanically fastened and sealed will eventually work itself loose.
The signs a run has failed
You can identify most of these from inside the house, without going into the attic.
- One room that never reaches temperature. The single most common symptom, and the one most often misdiagnosed as an undersized system. If everything else in the house is comfortable and one room is not, the problem is in the run serving that room.
- The system runs and runs and the bill climbs. A duct leaking into the attic is air conditioning the attic. You paid to cool that air and it never reached a room.
- Grey fanning marks on the ceiling around a register. That pattern is air being pulled past the edge of the boot rather than through it, carrying attic dust with it. It means the boot is not sealed to the ceiling.
- A room that is dusty out of proportion to the rest of the house. Same cause, further along.
- The air handler closet or the return is noticeably humid. A return-side leak in the attic pulls in air at 130 degrees and whatever humidity it is carrying. Return leaks cost more than supply leaks because the system then has to condition that air.
- A visible drop or sag from the attic hatch. If you can see one from the hatch, assume there are others you cannot.
What is actually wrong, in order of how often we find it
Opened joints at the boots and takeoffs. The connection where the flex run meets the ceiling boot, or where it leaves the trunk, is where almost all of it happens. A quarter inch gap does not look like anything and leaks continuously.
Compressed or kinked runs. Flex duct laid over a joist and pressed down by an air handler pan, a stored box, or a technician’s knee stays compressed. A duct crushed to half its diameter carries far less than half its air, because restriction does not scale linearly.
Torn or degraded outer jacket. Once the jacket splits, the fiberglass inside is exposed to attic air and humidity, and it stops insulating and starts absorbing. This is the failure that pushes a system from repairable to replaceable.
Runs that were too long from the day they were installed. Common in the wide single storey floor plans that Florida built by the thousand. No repair fixes a run that is sixty feet long serving a room that needed thirty. Rerouting does.
Disconnected returns. In older houses the return path is sometimes a wall cavity or a joist bay rather than sealed duct. When the panel closing it comes loose, the system draws directly from the wall or the attic.
Repair or replace
Repair is the right answer more often than the industry admits, and it is worth understanding why before anyone quotes you.
Repair when:
- The failures are in identifiable places rather than everywhere.
- The outer jacket is intact along most of the run.
- The insulation is dry and not contaminated.
- The system is under roughly twelve years old.
Replace when:
- The jacket has degraded or torn along most of the run.
- Insulation is saturated or has visible mold growth through it.
- The duct is undersized or badly routed, so repairing it preserves the original mistake.
- You have paid for repairs on the same system three times in three years. At that point you are not fixing faults, you are paying for age in installments.
There is a middle answer that gets offered too rarely, which is partial replacement. Replacing the four worst runs and sealing the rest is frequently the correct call and is a fraction of the cost of a full system. If a contractor will only quote you the whole thing, ask specifically what a partial would look like and why they are not recommending it.

What an honest inspection looks like
The reason this trade has a reputation problem is that “you need new ducts” is easy to say and expensive to check. An inspection worth paying attention to includes actual airflow readings at the registers, not just a look, so the underperforming runs are identified by measurement. It includes photographs of the specific failures being described, taken in your attic. It distinguishes between supply and return problems, because they cost you differently. And it should come back with a repair option alongside the replacement option, with a plain explanation of what each buys.
